Guest Agreement

CHECK-IN TIME is AFTER 3 P.M. CST AND CHECKOUT is 10 A.M. CST.  If there is not another reservation for the same day, early/late check/in and out is acceptable.   

This is a NON SMOKING home but ashtrays are available outside for your convenience.

PETS -  Pets may be permitted but must be agreed to prior to the reservation.  An additional security deposit will be required.

SECURITY DEPOSIT - A security deposit of $200 is required for rentals under 29 days and under. This must be received when you book the home. It is fully refundable within (14) days of departure, provided the following provisions are met.  A security Deposit of $800 is required for rental over 30 days.

  • No linens are lost or damaged. 
  • All keys are left on the kitchen table and unit is left locked.
  • No damage is done to unit or its contents, beyond normal wear and tear.
  • All debris, rubbish & discards are placed by the front door, & soiled dishes are placed in the dishwasher & cleaned.
  • No charges are incurred due to contraband, pets or collection of rents or services rendered during the stay.
  • All charges owed during the stay are paid prior to departure (long term rentals). The renter is not evicted by the owner (or representative of the owner) or the local law enforcement.

PAYMENT - The final payment equal to 50% of the rental rate is required 20 days before arrival. The payment will be applied toward the house rental.

If you would like to pay by check, please contact me and I will send you my address.  Note that the home is NOT reserved until payment is received and personal checks take additional time to process.

CANCELLATIONS - A sixty (60) day notice is required for cancellation for rentals. Cancellations that are made more than sixty (60) days prior to the arrival date will incur no penalty. Cancellations or changes that result in a shortened stay, that are made within 60 days of the arrival date, forfeit the full advance payment and reservation deposit. Cancellation or early departure does not warrant any refund of rent.

MONTHLY RESERVATION CANCELLATIONS - Monthly renters must cancel one hundred twenty (120) days prior to check-in. Monthly renters who make a change that results in a shortened stay must be made at least ninety (90) days prior to check-in.

MAXIMUM OCCUPANCY - The maximum number of guests is limited to eight (8) persons unless approved with the owner. An additional charge or $20.00 per person per night for guests in addition to eight (8) will be assessed unless another rate is agreed upon in the contract.

MINIMUM STAY - This property requires a three (3) night minimum stay.  Longer minimum stays may be required during holiday periods. If a rental is taken for less than three days, the guest will be charged the three-night rate.

DAILY HOUSEKEEPING SERVICE - Linens, bath and beach towels are included in the home.  Daily maid service is also included in the rental rate of weekly rentals and once a week cleanings are provided for monthly rentals.  You may purchase additional cleanings at a rate of $35 for a full clean, including linen changes.

RATE CHANGES - Rates subject to change without notice but once a deposit is made rates will not be increased. 

POOL MAINTENANCE -  The pool will be cleaned 2-3 times per week (depending on the weather) by the pool service company.  This is regular maintenance and there is no cost associated with the cleaning.

SPECIAL ITEMS - Beach toys, floats and games and DVD's are all supplied free of charge for your use.  There is also a queen size blow up mattress including all linens, should you need it.  In the garage, we have a set of 4 beach chairs (w/ table) and a beach umbrella that are at your disposal.  There are also 2 coolers (one large, one medium).  We also have several bicycles and provide a bike lock for security while outside of the house.

ELECTRONICS AND HOME FEATURES -  All electronics (4 televisions) including the cable TV, stereo, rock speaker, 3 iPod docks and hot tub are all in excellent working order.  If anything malfunctions during a guests' stay, the owner/management will do everything possible to resolve any issues but will not be held responsible for unforeseen events. 

FALSIFIED RESERVATIONS - Any reservation obtained under false pretense will be subject to forfeiture of advance payment, deposit and/or rental money, and the party will not be permitted to check in.

HURRICANE OR STORM POLICY - No refunds will be given unless:  The state or local authorities order mandatory evacuations in a "Tropical Storm/Hurricane Warning area" and/or a "mandatory evacuation order has been given for the Tropical Storm/Hurricane Warning" area of residence of a vacationing guest.  The day that the authorities order a mandatory evacuation order in a "Tropical Storm/Hurricane Warning," area, we will refund:  Any unused portion of rent from a guest currently registered; Any unused portion of rent from a guest that is scheduled to arrive and wants to shorten the stay and come in after the Hurricane Warning is lifted; and any advance rents collected or deposited for a reservation that is scheduled to arrive during the Hurricane Warning period. 

TRAVEL INSURANCE -  I recommend all guests purchase travel insurance.  If you wish to purchase travel insurance, go to www.InsureMyTrip.com for details. 

Casa Cascada is privately owned and the owners are not responsible for any accidents, injuries or illness that occurs while on the premises or its facilities. The Homeowners are not responsible for the loss of personal belongings or valuables of the guest.  By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premise.
